Job Description

An investment company focused on investing in income-producing commercial real estate properties is seeking a Senior Leasing Manager. This position will be primarily involved with Leasing Negotiation, Amendments, LOI's, RFP's and conducting financial analysis of lease transactions.

The ideal candidate will have experience similar to what is mentioned below:

  • Develop and implement asset management strategies to optimize property performance, maximize ROI, and oversee property operations, including budget-to-actuals analysis, cash flow projections, occupancy levels (rent rolls), and accounts receivable.
  • Oversee third-party leasing agents to drive greater leasing velocity for new leases and renewals, while also developing leasing assumptions in collaboration with agents for annual budget preparation.
  • Participate in lease negotiations and financial analysis, including LOIs and RFPs, conduct financial analyses of transactions, and manage quarterly reconciliation of leasing commissions, tenant improvements, and capital projects to ensure accurate forecasting.
  • Formulate and execute workout plans for tenants experiencing financial difficulties, while also developing and implementing action plans for property challenges and monitoring their effectiveness.
  • Conduct periodic site visits to assess property conditions and performance, ensuring alignment with strategic goals and operational efficiencies.
  • Monitor and analyze market trends and competitor activity, including rental rates and leasing absorption, to inform decision-making and enhance investment strategies.
  • Provide leadership and development to junior asset managers, fostering a culture of continuous improvement and professional development within the asset management team.
  • Conduct monthly and quarterly financial performance reviews, including budget comparisons, asset proforma analyses, and investment performance reports to maximize total return on assets through operational efficiencies and strategic performance enhancements.
  • Review and refine annual operating and capital expense budgets, ensuring alignment with acquisition and valuation models, while overseeing loan documents and servicing agreements to maintain compliance with lender requirements and reserve levels.
  • Partner with property management teams to analyze and reduce operating expenses, improve cash flow, and increase overall returns through strategic property oversight and cost management.

Requirements:

  • Extensive experience in asset management and property management within commercial real estate
  • 5+ years of Leasing Manager expertise in income-producing commercial real estate properties
  • Bachelor’s degree in Real Estate, Finance, or a related field (Master’s degree preferred)
  • Strong understanding of multi-tenant light industrial and office real estate operations
  • Proficiency in property management software such as CoStar, Argus, and Yardi (preferred)
  • Real estate certifications are a plus
